Housing, Retail Development Will Rise At Site Of St. Petersburg Police Headquarters

Housing, office and retail space, and downtown parking are targeted for the site of the former St. Petersburg police headquarters.

In a news release Tuesday, St. Peterburg Mayor Rick Kriseman announced EDGE Central Development Partners has been selected to develop the site in the Edge District.

“We have broken a lot of ground and cut a lot of ribbons in St. Pete lately, but I believe this particular project will prove to be the most exciting and dynamic to date as the mixed-use elements address several of our needs, including workforce housing,” Kriseman said in the statement.

Just one-third of the new 90 residential units will be targeted for affordable “workforce housing” - an issue Kriseman earlier this year said he wanted to address as part of a massive 10-year plan to build affordable housing for people "who aspire to live in St. Pete.".

Thirty of the 90 residential units will be designed for people who earn betweem 80 and 120 percent of the area median income. The city reports the median household income in 2017 was just over $55,000.

The other 60 units will be built as market-rate condominiums.

The project, on the site of the former headquarters at 1300 1st Avenue N., will mark some of the most significant expansion in the Edge District.

Jay Miller, of J Square Developers – part of the project team that will assist in the development– said in the release that the plans will help transform the Edge District into a true standalone neighborhood.

“This project will bring a terrific combination of new Class A office space, retail, housing, and parking to downtown St. Petersburg, and we’re proud to be selected as the development team,” Miller said in the release. “The Edge District is one of the most exciting neighborhoods in downtown St. Pete right now. Creating a place where people can work, live and shop fits the walkable, independent character of the District.”

In addition to housing, the development will include:

  • 100,000 square feet of office space
  • A 600-space parking garage, including 400 public parking spaces
  • 22,000 square feet of retail and dining space

A term sheet will be presented to the St. Petersburg City County on Dec. 12.
